An escalation clause is a somewhat uncommon home buyer offer strategy in NYC which automatically

increases an offer amount when a competing bid is received, up to a preset maximum offer.

A buyer may consider using an escalation clause when he or she is bidding on a desirable property

but does not want to engage in the typical back-and-forth negotiation which may happen

in such a scenario.

How Does an Offer Escalation Clause Work in NYC?

A buyer who submits an offer with an escalation clause will typically start at a lower number,

say $850k, and automatically increase his or her offer by $5k above any competing offer

up to a maximum offer, such as $900k.

An escalation clause is most commonly used in a highly competitive situation such as

a bidding war or a best and final offer process.

Let's say another buyer submits an offer of $855k.

In this scenario, the escalation clause would automatically increase the original buyer's

offer to $5k above $855k, which is $860k.

Assuming there are no more offers and the second bidder does not increase his or her

offer, the original bidder with the escalation clause will purchase the apartment for $860k.

Using this same example, let's say another bidder submits an offer at $900k.

Because the escalation clause is capped at $900k, this means that the original buyer's

offer would not automatically go higher than $900k.

An easy way to think about an escalation clause as a buyer is to know that regardless of what

other offers come in, you'll always have the highest offer price as long as the other

offers received are at or below your escalation cap.

If you're considering submitting an offer with an escalation clause, you'll also need

to define what documentation or other evidence constitutes 'proof' that a listing agent

has received a higher offer.

Be prepared for possible pushback from the listing agent, as most agents aren't required

to ever provide proof of competing offers so you know they're not making them up.

What Are the Risks of an Escalation Clause to a Seller?

The main risk to a seller of an escalation clause is that it may result in the buyer

paying less than his or her theoretical maximum offer price.

An escalation clause can also divert attention away from a more financially qualified buyer

whose offer is beaten by another buyer's escalation clause.

This is especially important if you're selling a co-op, as most buildings have specific financial

requirements for buyers.

What Are the Risks of an Escalation Clause to a Buyer?

The main risks of an escalation clause for a buyer are that the seller might not agree

to it, you reveal your willingness to pay, and that the seller or listing agent may make

up offers which would trigger your escalation clause.

Heres exactly what happened during the Mass. Pike road rage incident, according to the p0lice report

It was the apparent road rage incident that : A 65 year old Framingham man desperately clung to the hood of a 37 year old Ashland man"s speeding car at one point allegedly reaching 70 miles per hour on the Massachusetts Turnpike for more than 2 miles.

Although the incident happened Friday, more information , as both men in the incident were arraigned in Waltham District Court.

Here"s a look at what we know about the bizarre, charged encounter, according to the State Police report, eyewitnesses, and the men"s lawyers.

The story differs a bit from each man"s perspective, but each agrees that the incident which happened around 4:45 p.m. on I 90 westbound in Weston began with what appeared to be a minor sideswipe type crash. Mark Fitzgerald, 37, of Ashland, said that his Infiniti SUV was hit by a pickup truck that had gone into his lane; however, Richard Kamrowski, 65, of Framingham, said that Fitzgerald "drifted over into his lane and hit the mirror of his truck and folded it forward," according to a State Police report.

Kamrowski said that he wanted to exchange information with Fitzgerald, who kept on driving, so he caught up with him in the left lane, according to the police report.

Mark Fitzgerald, who authorities say drove nearly three miles on the Massachusetts Turnpike Friday as an older man desperately clung to his hood, appeared to face charges on Monday.

When traffic was stopped, Kamrowski said he went up to the Infiniti"s passenger window and asked for Fitzgerald to pull over so the two could exchange information, but said Fitzgerald wouldn"t pull over. So Kamrowski grabbed a water bottle from the passenger seat, walking to the front of the Infiniti and demanding Kamrowski to pull over. When Fitzgerald started to drive, Kamrowski jumped onto the hood of the car "to not get run over by the SUV," Kamrowski told authorities, and smashed the windshield with the water bottle.

Fitzgerald told authorities "that he was in fear for his safety," which is why he started to drive with the other man on the hood of his car.

Fitzgerald said that he stopped several times and told the other man to get off the hood of his car, but that he refused, "so he drove some more," according to the police report.

However, Kamrowski said the other man "would speed up fast and hit the brakes fast" in an effort to try and throw him off the hood. He told police that he felt the SUV at one point going 60 to 70 miles per hour, and "stated that he thought he was going to die."

The incident came to an end about 2 miles later, when several cars boxed the SUV in at the center median, and a Good Samaritan with a gun identified by police as Frankie Hernandez, 49 ordered Fitzgerald to get out of the car.

"Now that the SUV was boxed in, Kamrowski [said he] felt safe enough to get off the hood and he did," police write.

Several witnesses took video of the two men interacting and called 911, according to the police report.

No one in the police report said they saw the actual side swipe accident, but they did describe the dramatic ordeal that followed. One witness said he saw a "very angry" Kamrowski approach Fitzgerald"s car, and that the two were arguing through the open passenger side window and, at one point, possibly even hitting each other. That witness said he saw Kamrowski jump on the Infiniti"s hood, and then the SUV started to drive.

However, another witness said he saw Kamrowski walk to the front of the car, and said that the man had to jump onto the hood of the car to avoid being run over. He said that the Infiniti "would speed up and step on the brakes hard, quickly starting and stopping, attempting to throw Kamrowski off the hood."

Both witnesses said several cars tried to initially box the Infiniti in, but that Fitzgerald took off, "and sped to an estimated 70 mph," according to the police report.

When the Infiniti ran into traffic, several cars were able to box it in successfully this time on the median. Hernandez, who is licensed to carry a gun, told police he "was in fear of the safety of the man on the hood," so he drew his weapon and ordered Fitzgerald to get out.

A trooper caught up to the cars just after Fitzgerald got out of his Infiniti, and noticed Hernandez had a gun. The trooper drew his own gun and ordered Hernandez to put his weapon down, and then put him in handcuffs "till he could figure out what was going on," according to the police report. Meanwhile, several bystanders told the trooper that Hernandez "was just a Good Samaritan helping out." Police verified that Hernandez did have a license to carry, and his firearm was later returned to him, the report said. He was released without charge.

Meanwhile, police said that as Fitzgerald spoke to troopers at the scene, he "seemed very upset and was smoking from a vape machine," the report said.

Fitzgerald was arrested and charged with assault and battery with a dangerous weapon on a person over 60, negligent operation of a motor vehicle, and leaving the scene of a property damage accident. Kamrowski was also arrested and charged with disorderly conduct and malicious damage to a motor vehicle.

Both Kamrowski and Fitzgerald were taken back to the State Police"s barracks, and were held in cell numbers 1 and 3, respectively, according to the police report. Both men were released Monday morning to appear in Waltham District Court Kamrowski on personal recognizance, and Fitzgerald on dollar 500 bail.

Not guilty pleas were entered for both men by their lawyers each of which said the men were fearful of each other during the tumultuous encounter.

"It was an incredibly scary experience," said Kamrowski"s lawyer, Joseph Comenzo, outside the courtroom Monday.

Comenzo said Kamrowski was traveling home from work at the time of the incident and wasn"t the aggressor. He said his client remained shaken up Monday.

"All he was looking to do is exchange information" with Fitzgerald after an initial accident, Comenzo said.

But Fitzgerald"s lawyer, Michael Chinman, told a different story in court: "The other party [Kamrowski] was the aggressor here," he said.

Chinman said Fitzgerald was fearful of Kamrowski, and that after "minor contact between the vehicles," Kamrowski got out of his truck and appeared angry.

"There is zero indication of any damage to the other party"s car," Chinman said.

Asked why Fitzgerald drove for so long with Kamrowski on the hood, Chinman said his client feared for his own safety.

"It was a difficult situation," Chinman said. "He was in fear of what had happened."

As Chinman addressed reporters outside court, a suited Fitzgerald stood next to him in silence while sporting a pair of sunglasses.

"This is a man who had attacked Mr. Fitzgerald while he was seated in his own car," Chinman said. "Mr. Fitzgerald reasonably decided I need to get away from this man, started to drive away, and the man jumped onto the hood of Mr. Fitzgerald"s car. The video we"ve all seen... doesn"t show what happened prior to Mr. Fitzgerald driving."

Chinman was apparently referring to video footage shot by a civilian witness.

R vs Python - What should I learn in 2019? | R and Python Comparison | Intellipaat - Duration: 8:15.

Python and R are the two most commonly used languages in data science and

nowadays, most of the fresher's get confused, whether they should use R or Python to kick-start

their career in the field of data science domain.

Hey Guys! This is Shubham from Intellipaat and in this video, I am gonna tell you the

long and the short of both of these topics. So, without wasting more time, let's get

started. I am gonna start off with their basic definitions:

Starting off with R- R is a programming language made by statisticians

and data miners for statistical analysis and graphics supported by the R foundation for

statistical computing. R also provides high-quality graphics

and It also has some popular libraries which help in analytical parts such as R Markdown

and Shiny. Python, on the other hand, is a fully-fledged, Object-oriented & high-level programming language

made by programmers and developers' for general purpose programming.

Python is widely used in GUI based applications such as games, graphic designs, Web applications

and many more

So, we can say that R's functionality is developed by statisticians mind, thereby giving

it a field-specific advantages

while Python is often praised for being a general-purpose language with an easy-to-understand

syntax.

Let us start from the first factor, that is speed.

When it comes to speed, python is faster than R only till 1000 iterations but, after

the 1000 iterations, R starts using the lapply function which increases its speed, in that

case, R becomes faster than python. So, both have their own advantages.

Right? Moving forward to the next point: that

is, Code and Syntax. In this topic, I am gonna give you a brief

about the variable declaration, Data handling capacity with the scatterplot visualization

and.. the ClusPlot graphics.

Starting off with Variable Declaration. Let's take the case of String here. As R

uses the similar implementation to that of the S programming language, which uses arrow

signs in order to initialize the variable which was also present in case of S programming

language. These arrows can be used from right to left or left to right indicating whom to

assign the variables whereas python uses an assignment operator to initialize the variables.

Basically, R developers thought that it would be better to tell the direction of assignment

rather than just using an assignment operator, which could actually confuse any new programmer

about which variable is being assigned.

Next is the Data Handling capability, here, I am gonna show you the case of ScatterPlots,

by which you will see the visualizations in R and python.

These are the piece of codes in R and Python and after running these codes, you will get

the very similar plot results in both the cases, if you check the code here, then this

shows that how R data science ecosystem has many smaller packages like GGally, which basically

is a package that helps ggplot2 and also, it is the most-used R plotting package) whereas

In Python, matplotlib is the primary plotting package, and seaborn is a widely used layer

over the matplotlib. So, guys, these are the plot results that

I was talking about, you can see that the graph results for both R and Python are similar,

but the only difference is their visualization.

So guys, based on these points and plot results, we can conclude that R has Many packages supporting

different methods of doing things Whereas there is usually one way to do something in

python. Moving on to the next point that is Graphics

Here we will take the case of ClusPlots. So Guys, as we already discussed that R was

basically built for statistical analysis, so it has many specific libraries for plotting.

This is the reason R comes up with beautiful charts and graphs whereas Python's main

agenda was not a statistical analysis, so in the early stages of Python, packages for

data analysis was an issue, but it has improved a lot.

Here is the plot result: As you know that a picture says more than

a thousand words. Here You can see by yourself that R comes

up with beautiful graphical representations.

So here we can say that R is handy when it comes to Data Handling.

Our next point of attention is Deep Learning, which is today's trend. As you all know,

almost the majority of the companies are working on Artificial Intelligence, And Deep Learning

is the main part of Artificial intelligence So, When it comes to Deep Learning, Python

is more versatile than R as it provides more features to deep learning whereas R is new

to Deep Learning.

R has newly added APIs like Keras and KerasR which are written in Python.

Right? So now somewhere in your mind, this question

might be floating why Keras? Actually, Keras in Python has the capabilities to run over

python's strong APIs like tensorflow or Theano or Microsoft's CNTK

So we can say that Python has a greater advantage here.

Till now, we have seen that both are useful in their own terms.

Now if we look at the Ease of Learning Point:

Python is easy to start with as its languages are based on standardized format, i.e. people

find it easy to read. It looks like you are reading English. R, on the other hand, is

an unstandardized language. It is quite hard to learn as compared to Python. Beginners

may find this hurdle in the starting. In the past years of research, the percentage

of people switching from R to Python are more as compared to Python to R.

Let's say, if 10% people are switching from Python to R then, 20% are switching from R

to Python, which is twice as compared to the before scenario

Next, we are gonna look at the trends, community support, and Jobs:

Before 2016, R was more in use. But here we can see that from 2016, Python is in trend.

So, it's more popular than R. And because of its popularity, it has overall

good support for general purpose programming. Well if we talk about the community support,

Then Python and R support aspects are almost similar as Python's support is found at:

Mailing list, user-contributed code & documentation & StackOverflow. Basically, it has more adoption

from developers & programmers end. Whereas R language support is also found at:

Mailing list, user-contributed documentation & active StackOverflow members. Basically,

R has more adoption from researchers, data scientist and statisticians end.

Now if we talk about Job trends, let's check the Google Job Trends graph right here,

this is the Job postings for R and Python in past 12 months "WORLDWIDE" where python

is asked more as compared to R. How is it possible? Because of its popularity and its

need in the current industry. Since Python is more versatile and an all-rounder programming

language which can be used for majority of the purposes such as web and application development,

game development, artificial intelligence, data science, statistical analysis etc, whereas

R language is used among statisticians and data miners for developing statistical software

and data analysis. Which clearly depicts that, there are more

jobs for python than R.

Now let's move forward! So, Which one to choose for Data Science R

or Python? Guys, this the frequently asked question by

the majority of the learners in this domain.

I would suggest using both if you have the choice.

They complete each other gracefully and will make your life better if you leverage their

strengths and avoid their weaknesses.

Everything has their own pros as well as cons, so as in the case of R and Python.

If we talk about pros in R, well, then

R is great for prototyping and for statistical analysis.

It has a huge set of libraries which are available for different statistical type analysis.

Even RStudio IDE is definitely a big plus as it eases most of the tedious tasks and

fastens your workflow.

Talking about its cons, well The syntax could be obscure sometimes.

And it is harder for it to integrate to production workflow.

In my opinion, it is better suited for "consultancy-type" tasks.

The libraries documentation isn't always user-friendly.

Talking about the pros in Python,

Python is great for scripting and automating your different data mining pipelines. It is

the de facto scripting language nowadays. And it also integrates easily in a production

workflow. Besides, it can be used across different parts

of your software engineering team (like for back-end, cloud architecture etc.

The scikit-learn library in python is awesome for machine-learning tasks.

Ipython (and its notebook) is also a powerful tool for exploratory analysis and presentations.

Talking of its cons Then python isn't as thorough for statistical

analysis as R, but it has come a long way these recent years

In my opinion, the learning curve is steeper than R, since you can do much more with Python.

To conclude it,

I'd like to that you can use R and Python both. Learn how they inter-operate together.

Start with one and then add the other to your workflow. It only adds another skill-set into

your resume, which comes as an added bonus to your career, Isn't it?

- Hi everyone, Karl Yeh here and welcome to another Homebuyer's School video, a

channel where you get the latest strategies tactics and tips from home

joined by Kurt Gibson, director of field operations with Brookfield Residential,

and the topic we're going to talk about today is new house drainage system. So

what do new homeowners need to know about their drainage system?

- One of the big misconceptions for a lot of

cases for home owners is the down pipes, and I know a lot

of people feel like they'd like to leave their down pipes up because they don't

want to trip over and whatever else. It's really important those down pipes are

there for a reason. Especially I mean, it can only be a three

or four foot down pipe that comes down there but yeah, getting that away from

your foundation is critical. I mean most of your settlement is around the

foundation of home plus also water will go down so the more you can get the

water away from surrounding your home, the better you're gonna have.

So it's really important that they're making sure that they move those out

especially if there's a rainy season coming on or there's a thawing season

coming up but make sure those down pipes are moved.

- So how does the new drainage system in the new home work and how is it built?

- Well I mean most of it's

just through—I mean you have your roof and obviously it did drains into a down—

or gutters or eaves—eavestrough is what we call it, and then it goes into two

downspouts and then it goes down into the yard then it has to be tied into

grating into the yard so you know, depending on if you're on a hill or

your flat, you might have to put certain— change the topography of the land to be

able to move the water off. I mean the thing—the whole purpose of it is to move

water away from your house because obviously the last thing you want is

water in your house, everybody knows what kind of damage that can create and

the whole thing has to tie together all the way from the top of your roof down

to the land below you. It has to be moving the water away from your home.

That's really the critical part of it.

- Now I know in our previous video when we

talked about landscaping—which you can see above, we talked about how it's

really maybe not the best idea for you to actually start changing the grade and

elevation of your home just because it might impact your neighbours right?

- Or your own even for that matter.

- So what are some other potential drainage issues that you have

seen in the past that have come up?

- Well that would be the big one. I mean I think people to go

to alter their grades not really realizing the impact of it or not having

the knowledge of and it causes other issues to do it, but I mean the big

thing you don't want is to change the grade significantly where you're either

getting back up in your own yards, I mean if you have a window well and you're

causing negative drainage, it's going in your window well— causing water to go in

your window or something. You don't want that happening and you certainly

don't want to be damaging your neighbour's property if you can. You know

there's other people—they'll want all put in sidewalks or change things around to

make things you know, funky in their own mind or whatever they want to do and you

know it's got to be careful with that because it can cause issues and

you know, water can be pretty devastating if it's not managed properly.

- No that's true.

So what happens if the grader drainage is altered you know in a new home?

- Well again I mean, it really depends. I mean if it's alt—it's not really

supposed to be altered because again, when we tie everything together, if you

even go with one step further which is all the way from your roof down

to your yard it also ties that yard into a sewer

system and all that water has to be taken somewhere. So if you're if you're

manipulating that you can affect all those different things that can happen.

So I mean the risk is you know, people may not think to you I'm just gonna move

this a few inches here or there but if you cause some drainage issues it can

certainly cause issues for yourself, for your neighbours, for the community.

- Well one question that I've seen around the tile is in

terms of weeping tile and how does that drain—like what exactly is weeping tile

and what does it mean when it drains to?

- Weeping tiles typically put around the

foundation around the footings of the foundation and what it is is it's a—usually

a plastic or PVC corrugated pipe with holes in it and what that allows it

to do is it allows water to get in there and not anything else, and that moves

water from around the house below grade to a sewage system in some cases or just

move it away from the house so that it's not pooling around your foundation, so it

doesn't cause a—like a negative pool effect which is—you got this big opening

in your basement, water is trying to drive in,

it's actually pushing it away from the house and making sure the water doesn't

get in your basement.

- Oh, okay. Do you have anything else to add?

- Well I mean I think the big thing with that is there's also a lot of gravel that gets put

underground, and that between the weeping tile and the gravel, again a lot of

that stuff's there to move around. Again, a lot of times people will have—we have the

weeping tile that's tied to our window wells, and a lot of times those can fill

up with water. You got to make sure those are kept clean because if you don't keep

those clean and they get clogged up, it can start to pool and it can come

through the windows, but make sure your again—it's regular maintenance and I

think the big misconception is a lot of people think that the builder's should be

responsible for doing this—it really is a homeowner maintenance responsibility

to take care of that stuff.

- So once that home is transferred to you it's kind of up to you?

- Yeah absolutely.

- And how often would you do that maintenance?

- Well I think it's like anything else. I mean if you're doing—

going out and cleaning up the leaves or you know, there's always a spring

maintenance or follow maintenance and it's something I think at the very least

you're doing that and obviously if there's weather changes. If there's

weather changes you might want to go if you get a big dump of snow or whatever

else, you might want to go and just check

to make sure everything's functioning properly.

What is true beauty?

A couple summers ago I was visiting my family. We were all

gathered around in the evening for our nightly family prayer time. Little

three-year-old Benedict, it was his turn to lead prayers, he's my nephew, and

he gets to choose the opening song and he says looking at me with these

dream boat little eyes of his, "I want to sing Amazing Auntie Marie Therese!"

My brother Carl, his dad, leans over to me and says something like, "Just

roll with it." As if on cue we all start singing, the whole lot of us, "Amazing

Auntie Marie Therese, how sweet the sound." You see, Benedict has an older sister

named Grace, and every time he hears the song Amazing Grace

he thinks that everybody's singing about his amazing older sister. But you know

Benedict's got it right. Human beings, we are amazing, and we didn't really have a

choice in it. God didn't ask us, "Can I make you like Me?" No. "Let us make man in

our image and our likeness... So God created man in his own image, in the

image of God he created him; male and female he created them." When was

the last time you just sat back and said, "Bye George I'm so splendid!"

"I am wonderfully made. Wonderful are thy works Oh Lord," it says in Psalm 139. Now we

have an enemy who tries to turn us away from the goodness of God and

turn us away from the goodness within us. Throughout the centuries God is

continually calling us back to the reality that we are made like Him. In the

12th century, the Cathars were a group spreading like wildfire, and

they were saying, "The world is evil and people are evil." So God sent who to the

12th century to remind people they were in His likeness? Hildegard of Bingen,

And the whole of Hildegard's prophetic life was a cry to each person

to see their exquisite beauty in God and act accordingly. Hildegard writes to lay

people, she says, "In the name of God, oh you beautiful forms of human beings."

She says in another letter to laypeople, "It was fitting that God, through His might,

made so magnificent a work, that is man, who is himself capable of accomplishing

many and various works. God has established you in great glory, why do

you sleep in your negligence? Hildegard never ceases to remind us that in God we

have tremendous power. From the exquisite little one in the womb, to the old man

laying in bed with Alzheimer's. God says to each of them as in the Song of Songs 4:9

"You have ravished my heart." In verse 7 He says, "You are altogether

beautiful."Yyou are so beautiful that in Wisdom it says, "He bounded from heaven's

royal throne so that he can save us and so he can have us beside him forever."

I want to share a story with you of a teenage girl, Chiara Badano,

Blessed Chiara Badano. She was very normal, she wanted to grow up to be a

flight attendant. She liked sports, she had a lot of

friends. At a young age though, about the age of 9, she was introduced in a

retreat to the Gospels, and she said, "I have discovered the Gospels! Up until now

I have not been an authentic Christian because I've not been living it to the

full. But now I want my whole life to be this magnificent book." At the age of 12

She writes, she was sick she had the flu, "Well I offer my nothingness so

the Holy Spirit can just bestow His gifts of love, light, and peace upon the

youth so that everyone can understand what a free and immense gift life is, and

how important it is to live every instant in the fullness of God. I feel so

little and the road ahead is so arduous that I often feel overwhelmed with pain.

But that is the Spouse coming to meet me. Yes, I repeat it. if You want it,

so do I, Jesus." Twelve years old. Sometimes we feel very uncreative, good for nothing.

We give that to God. If God can make the world, and us, out of nothing he can certainly

take our poor efforts and make something wondrous out of it. When Chiara was in her

mid teens she was playing tennis and it was discovered that she had a very

serious terminal form of bone cancer and for two years she really suffered

immensely, and she offered all her sufferings over and over again for youth,

for people who did not know God. She offered it with joy as well. By the grace

of God she kept repeating, "If this is what You want Jesus, so do I." When a

bishop came to visit her he said to her, "The light in your eyes is amazing."Sshe

was living what Jesus had proclaimed. "You are the light of the world, let your

light so shine before men that they may see your good works and give glory to

your Father in heaven." She prepared for death as for her wedding.

She was buried and she asked to be buried in a wedding dress, and she said

my spouse is coming to meet me. Her final days she would, in the hospital,

go walking with a girl who had depression. It was very helpful for this

girl but very painful for Chiara. When one the nurses and her family encouraged her

to lay down to rest, she said, "I have nothing left, but I still have my heart.

And with that I can always love." Chiara understood well the words of Psalm 16.

"Lord you have put into my heart a marvelous love."

That is beauty.

What Is Two Factor Authentication with Text Messages? - Duration: 1:38.

I'm Derek Johnson with tatango.com, and I'm answering the question, "What is two-factor

authentication?"

So two-factor authentication, specifically with text messaging, is when you go to a service,

let's say a website, and you attempt to log in.

Well, no-factor authentication or I guess one-factor authentication is you put in your

password and you put in your username and you log in.

But what happens though, if somebody gets your password and your username, then they

can log in as you.

That's not good.

So they've developed a thing called "two-factor authentication," and most of the time, they

use text messaging for this.

And what happens is when you go to your computer and you log in with your user name and password,

you're going to be sent a text message before you actually can log in.

In that text message, usually is a code.

Let's call it like 12345.

You take that code and then type it back into the computer.

That would be the two-factor authentication.

Once that code is typed into the computer, you can click log in, and then now you're

into the service.

Each time someone tries to log in with two-factor authentication, a new code is sent to the

phone.

So it's always secure and it makes sure that you are the one that's logging in.

So hopefully that answers the question for you, "What is two-factor authentication?"

What Sold on Poshmark | January 25-27 2019 - Duration: 16:51.

hello everyone and welcome back to my channel so today's video is going to be

a quick what's old video I've been wanting to do one of these videos for

some time now and I did decent this weekend in my sales and so I wanted to

just post a quick video of what's old I feel like it is really beneficial as

resellers to watch these videos because when you see what other sellers are

selling then you see the trends and you see what people are purchasing so I

wanted to just do a quick video on what I sold I think I sold a total of twelve

items one of which was a bundle of two and that was my first sale so I've left

this area open I'm going to pop up the photo of the item that sold and you can

kind of see my photos and see what price that it sold at and then to vary and I'm

gonna kind of go over the prices or the numbers you know what Poshmark took and

things like that so the very first item that I sold is a bundle as you can see

here I'm and it's actually really cool this is a girl that has been following

me on youtube and she I think her name is Megan so hi Megan thanks for watching

yeah I just wanted to make sure um and she has purchased a couple of my items

that she has seen on YouTube when I do these haul videos she has purchased some

items and so she had seen this haul of these items and she had reached out to

me and said hey you know when are you gonna post these two items because I'm

interested in purchasing him so at that point I had planned on posting anyway

but I went ahead and posted the two items that she was wanting to purchase

and she purchased both of them so thank you so much for your purchase it did go

out yesterday in the mail so anyway the first one is they're both kind of a

cream cream ivory or white colors so the first one is this this is from Urban

Outfitters silence and noise it's a fake keyhole Thai bleh blouse excuse me um so

it's very sheer really beautiful and it's sold she will she has she purchased

it in a bundle so is a little cheaper than what it says but I had it listed

for 35 and then I also had this Free People I mean this was a dress

she said she was gonna use it as a cover-up I think it'd be a perfect

cover-up for a bathing-suit but it's the Free People ivory laser-cut dress so has

some lace detail on the back and it has this laser-cut at the waist and so both

of those sold and let's see the bundle was priced at oh gosh I'm let's see it

was priced at $60 and I gave her my price to $60 it was originally 70 so I

gave her $10 off and I did free shipping for her since she was a return visitor

and so my net earnings was 41:51 keep in mind when I say my net earnings that's

after the Poshmark fees but that's not subtracting my cost of goods so just

full disclosure on that that's not the amount I took home that's the amount I

made off of the sale so I just wanted to explain that okay so my next sale was

this anthro de Letta top and I've had this for quite a while let me look and

see um oh it doesn't say I want to say I've had this since at least October I

think but this sold for 17 I think I had just price dropped it and so yeah I did

so I had just price dropped it by a couple of dollars and someone bought it

so um let's see it was listed for 17 so she paid 17 for it after the Poshmark

fee I made thirteen sixty on this item okay so the next item were these altered

states shorts and these were so cute I'm really honestly surprised that they

didn't sell quickly but they are smaller size there are size 27 or a 5 and so

they didn't sell as quickly as I had expected but they're super cute altered

state distressed destroyed jeans just kind of shorty shorts and their size 27

like I said I had just recently price dropped these as well which is why they

sold and so they paid $11 and after the fees I made eight dollars and five cents

on that item alright so next is some sunglasses and those of you that have

seen my videos you probably saw me get this in one of my latest thread up Sun

boxes so really cute they were new without tag they still had the sticker

on the front of the lid is Rachel Zoe Los Angeles cashton

sunglasses so they were listed for 16 and I had a quite a few people that had

liked the item so I went ahead and did a price drop and so it took oh I don't

know how much it took off of the price I think I did it for 14 and then I offered

a discounted shipping so this person accepted and so I made eleven dollars

and thirty cents off of that sale which was really good because my cost per good

when I do the thredUP boxes are usually about two dollars so there's that okay

so next was a torrid it's a Raglan sleeve dress this is a gray dress I've

actually had this for quite a while as well and so I did offer two likers so

those of you that are new to Poshmark when you get so many likes it just means

people are really interested in that item and they maybe want to purchase it

and they're looking for you to maybe price drop it or send them an offer and

so what I do is when I have so many likers this dress had let me see if I

can quickly pull it up how many likes this had uh twenty-two likes like I said

I had this since November so I sent out a price drop and it was originally

sixteen so it probably did it for fourteen and I did a shipping discount

so this person accepted so my take home net earnings is eleven dollars and

thirty cents on that so it was a good sale next is a bag this is a Lulu by

Lulu Guinness I think is how you say it's the tote umbrella dog print and

this wouldn't actually I got so much interest on this item but it just wasn't

selling for some reason yeah I had 28 people interested in this item and had

quite a few people asking questions about it but it was in my new condition

and I found it at a secondhand store and I had it priced at sixteen someone paid

the full sixteen I didn't do and offer to like hers they just bought it

outright so my net earnings on this one was twelve dollars and eighty cents so I

didn't have a huge selling weekend this is probably kind of a typical weekend

I'm sorry January and February are going to be slow months those of you that work

retail and or they work Rito now you know that

those months are kind of slow because right after Christmas people just aren't

purchasing stuff um so this wasn't a huge weekend I mean I think 12 items is

pretty decent for three days so alright so next is this Nike Golf Tour

performance dry-fit neon skirt I've had this for a little bit and I like once

again I got quite a few people interested in this skirt I've had it

since October and so I did send out and offer to likers so it was originally

priced for 15 so I must have dropped it down to about 13 and someone accepted so

my take-home net earnings on this was $10.50 I did offer a shipping discount

as you can see all right next is this cute hat so I actually found this new

with tags just thrifting and I had it listed for $10 someone purchased it and

so I made seven dollars and five cents off of that purchase so I've noticed

quite a lot of spring type things are being sold I mean this is a hat for like

vacation there's the skirt dress shorts so to me that's telling me that people

are looking for spring and summer items already or a vacation items so just be

on the lookout for that type of stuff when you're sourcing oh my so next is

this Loulou mari dress now I don't know a lot about this brand but I have

noticed other resellers purchased this and so I purchased this back in

September and it was a beautiful dress as you can see has so many pretty

ruffles and layers but it did have a fog there was just some area I'm trying to

find it and I'll post it up for you where just the trim on some of the

layers was kind of coming off but because of the type of dress you

couldn't tell so I went ahead and listed it I sold it for $12 sold for $12 like I

said moving on next is the London Fog Navy satchel structured bag and I

actually had talked about this in one of my other videos that I had found it out

thirsting and I thought it was beautiful it was in excellent condition I don't

think had ever been used so it did so it sold for $22

I had recently price dropped it so someone bought it so they paid let's see

and I paid $22 so - the Poshmark fees I took home seventeen dollars and sixty

cents and he's on those tea bags that are in perfect condition like that I

almost always pick up even if it's not a super name-brand London Fog is a good

company don't get me wrong but it's not a Michael Kors or something like that

but I do really well selling bags so and I think they're just so fun to sell I

mean I love bags I love keeping bags I love buying bags and I love selling them

so definitely be on the lookout for bags bags do well for me okay so last but not

least is probably my favorite sale because I did make a good profit on it

but it also sold really quickly which I love to see so this is my Lilly Pulitzer

open cardigan that I actually just recently had in my haul video in the

latest video and I listed it so I guess two days ago I listed it at night and it

sold the next day so sold really quickly they didn't even offer me a lower price

I did offer to likers a lower price and no one had accepted so yeah this lady

came up decided she liked it she paid $65 for it after the Poshmark fees I

made fifty two dollars and my take home on that was pretty decent because my

cost per good was very low on that item so I was really excited when I did find

that because Lily Pulitzer does really really well usually her items are really

bright I mean this was a bright cardigan it is a you know bright pink gorgeous

but typically her stuff her dresses and things like that are extremely bright

patterned dresses so you can spot them in the thirst or pretty easily I've only

found her items twice I'd found a nautical dress that was Navy and

honestly it was very plain compared to most of her stuff it did have a really

pretty nautical theme but it was very very subtle it wasn't really bright like

her stuff and so anyway I was really happy when I found this apparently this

is a one of her classic cardigans it's called the Amelia a male am le so anyway

that did really well for me so I would definitely pick that

begin so just be on the lookout for Lily Blitzer so as I'm going through and kind

of looking at the items that sold most of this stuff is springtime items you

know there are a couple of long sleeves but the anthers ìletís short sleeve

altered state shorts obviously for the summer sunglasses the Tauri dress is for

the summer the nike skirt I mean you can wear that any time is work out here but

it still shorts or a skirt I'm sorry and then of course we have the charming

Charley a floppy hat that's perfect for a vacation or for the summer lulu mari

dress so what I'm saying is I'm seeing people are already purchasing for the

spring and that tells me that I need to be sourcing for the spring so sweaters

and things like that I need to kind of hold off on purchasing unless I get them

at a great deal and then maybe just store them until the fall but I am

saying that people are kind of trending towards purchasing spring and summer

type things so you need to be on the lookout for dresses things that people

can wear for Easter you definitely want to be looking for I've got a few dresses

that I'm gonna list here soon that are perfect for Easter as I mentioned in

other videos the color coral is extremely in right now and on trend so

if you are up drifting and you see something coral even if it's not a

name-brand if it is in good condition I would probably go ahead and pick that up

because I've gotten a lot of interest in my items that are coral and I have sold

quite a few things that are coral I had a dress so pretty quickly that was

quarrel I want to say I posted it and it sold within maybe two days so be on the

lookout for those colors high-waisted jeans with the big flare at the bottom

think the 70s those are really popular right now too

so be on the lookout for those watch videos there are a couple of videos on

there I think little black hangar she's the girl that I follow she's amazing I

think she did a trends video and if you are interested in if you're reselling or

interested in reselling I would very much encourage you to watch that video

so that you do know what is on trend because you're not going to be

successful if you don't know what brands to look for and what trends to look for

and just because something is not a name-brand but it's on trend it will

still do well for you I learn that in the past and so like I

said quarrel definitely pick up pretty dresses for the spring in the summer

pick those up hats hats are overlooked a lot in the thirst store so I have a

couple of hats that are in my closet now that are new attack that I've gotten a

lot of interest so just be on the lookout for those um let's see oh I

wanted to go over my totals really quickly um overall I mean you've seen on

the screen and I have said you know what I'm cooking

this with home pay was but I wanted to kind of just hone in on the actual

amounts okay so for Friday my total before the Poshmark fees was $77 and my

total after the Poshmark fees was $55 and 11 cents so Poshmark does take 20%

of what you are selling so just be cautious of what your price is and don't

lower your price to the point where you're losing money so just keep that in

mind your costs per good and the Poshmark fee saturday my total before

Poshmark fees was $59 my take-home after the Poshmark fees was 43 dollars and 45

cents and then lastly sunday was my biggest day I sold one hundred dollars

in twenty one hundred and twenty four dollars worth of items and my total

after Poshmark fees was 96 dollars and 20 cents so in the grand total I made

two hundred and fifty eight dollars before the Poshmark fee after the

Poshmark fee I took home one hundred and ninety four dollars and seventy six

cents so like I said it wasn't a huge weekend but it wasn't a bad weekend I

mean I think twelve items for three days is pretty reasonable I mean that's four

items a day that I had sold I wasn't extremely active on the app I

was on there sharing a little bit I was sharing through some different parties

and I was obviously lowering the prices of some things and that's why they did

sell so don't let your items sit if you've had items in there for months you

need to go in there and price drop it and honestly just price dropping it a

dollar or two alerts your likers of that particular item that you have dropped it

and it doesn't specifically say has dropped it by a dollar it just says that

they've price dropped the item so make sure you're going in there and doing

that own items that you've had for quite a while

just to get your inventory moving it worked

for me it can work for you so that pretty much wraps up the video if you

What did Dillon Danis say to Khabib after Conor McGregor fight at UFC 229? - Duration: 3:39.

Khabib Nurmagomedov went for Dillon Danis after beating Conor McGregor (Picture: Getty Images) Ever since the wild brawl that took place after the main event of UFC 229 on Saturday, there has been debate and confusion over what actually triggered it

 Khabib Nurmagomedov submitted Conor McGregor in the fourth round of their UFC lightweight title fight then vaulted the cage to attack McGregor's teammate Dillon Danis

 Was this just because of a build up of animosity from months of bad blood, or had Danis said something at that moment or during the fight to cause Khabib to lose control?  Unsurprisingly, those involved have very different opinions about what was said in the moment

 Khabib himself told Russian outlet Kommersant, reported by RT: 'There were journalists standing around him, they all heard it and wrote about it

I don't want to repeat it, I can't.'  However, Danis completely refutes these allegations, denying saying any such thing

Magomedov who can be seen in other videos scuffling with police trying to break up the brawl was arrested

 'I have never and would never denigrate anyone's religion. I look forward to the results of the Nevada State Athletic Commission investigation which will reject this bullshit claim and put the blame where it belongs

Like I said, it wasn't that big of a deal to me, what Khabib did, it just really wasn't
